Explore Real Estate in Trails And Trees Communities
Compared to the famous Seaside or the bustling, vibrant Destin, real estate in the Trails and Trees communities is 30A’s most coveted secret. Properties can range from forested estates tucked away from everything to luxury homes right on the beach—so there’s truly a lot of choice for home buyers!
The homes for sale in these areas are primarily single-family homes, as condos in 30A are generally located in the most urban areas or in resort communities. Despite this, homes in the Trails and Trees communities vary quite significantly in terms of style. Grayton Beach in particular, which is located along the coast in between Blue Mountain Beach and Seaside, is a historic community with both quaint beach homes and their more modern counterparts. The homes for sale with more contemporary designs tend to be located right by the oceanfront—making these properties very sought-after.
Other communities, specifically Kelly Plantation and Rocky Bayou, allow residents easy access to the area’s golf courses. There are even options for homes located directly on the courses themselves.
There are also Trails and Trees communities, such as Valparaiso, Niceville, and Bluewater Bay, that are located right on Choctawhatchee Bay. Popular with boaters, there are many opportunities to own a home that backs onto the water, with private dock access. This also applies to the exclusive homes for sale that are situated on the coast. However, with bayfront properties comes forested areas, and the priceless privacy that comes with it!
Discover Life In Trails and Trees Communities
There are those who prefer soaking up the sun on the beach, and there are those who seek adventure in the Florida wilderness. Residents of the Trails and Trees communities never have to choose.
While there are many small neighborhood parks that residents can enjoy, the big draw of this region (apart from the beach of course!) are the expansive nature preserves, state parks, and other large green spaces.
One of the biggest parks is Point Washington State Forest. This nature preserve is over 15,000 acres in size and stretches from Blue Mountain Beach all the way to the WaterSound area. This park has a multitude of trails and is particularly appealing for those who enjoy wildlife watching. It can be accessed from Santa Rosa Beach and Point Washington.
Also in this area is Eden Gardens State Park. Although much smaller than Point Washington State Forest, it is home to Wesley House: a historic home with surrounding gardens and water views.
While there are a great number of parks, here are two other popular attractions. The community of Dune Allen is located close to Topsail Hill Preserve State Park Gregory E. Moore RV Resort. Generally a tourist attraction, it is known for being a great place to hike and fish. Fred Gannon Rocky Bayou State Park is found on Choctawhatchee Bay, and is located near Rocky Bayou, Bluewater Bay, and Niceville. Kayakers and hikers particularly enjoy this park.
Of course, the Trails and Trees communities offer more than just green spaces! Each is just a short drive away from cool, local stores, and must-try restaurants. But for those who long for a little privacy and tranquility from their Florida Gulf Coast home, this is the perfect place to settle down.
